IRIS- Rutherford Road
This project consisted of three components – demolition of an existing biotech lab/office facility, construction of a new common area lobby and restrooms (which included the demising of an existing 50,000 SF building into two suites and one common area lobby and restrooms), and tenant improvement of new lab/office facility for IRIS. The lobby improvement included new structural steel mezzanine and upgraded restrooms and finishes, as well as extensive electrical circuiting, separating, and rewiring performed throughout the building to demise the separate spaces. The IRIS lab construction required regular electrical and tele/data coordination with the tenant in order to ensure a smooth transition as they relocated into the space and became operational. All areas of construction required extensive fire alarm upgrades in order to comply with the City of Carlsbad.
