We completed the build-out of this 5,200 SF office suite for a commercial bank on the 11th floor of a high-rise building in Mission Valley. This project featured a design/build approach for the mechanical, electrical, and plumbing (MEP) systems, ensuring seamless integration and functionality. The space boasts premium finishes, including custom wood wall paneling, felt wall coverings, wood ceilings, and felt baffles carefully designed within open-to-structure pockets. These architectural elements complement the majority hard-lid ceiling while showcasing the structural concrete waffle deck. The flooring combines polished concrete with strategically placed area rugs in the open office layout, creating a modern yet inviting atmosphere. To maintain a clean, aesthetically pleasing design, existing and new MEP infrastructure was routed outside the open-to-structure pockets, leaving only the minimal required conduit visible for light fixtures. This coordination included innovative solutions such as side wall fire sprinkler heads and soffit drop HVAC air distribution within the open ceiling pockets.
